Donations

Donation is a generous and altruistic act that a person must carry out when he or she wishes to transfer his or her assets in Spain to another person or persons during his or her lifetime free of charge. Usually, this legal figure is used when a person wishes to pass on assets in Spain to one or more legal heirs without waiting for death and the subsequent inheritance. For the donation to be effective, it must be accepted by the person who is to receive the assets.

Dissolution of community of owners

A proindiviso (also called condominium) usually arises from an inheritance and consists of several people sharing ownership of an asset (usually real estate in Spain), which cannot be divided.
To extinguish it, it is necessary that either one of the co-owners acquires the part of the one or those who want to dissolve it, or that the indivisible property is sold to a third party and the amount obtained is distributed proportionally among the owners.
