What documentation do I need to have for a mortgage study to be carried out?

The documentation that banks require to study the viability of offering you a mortgage will vary depending on the bank and whether you are requesting it as a natural person or legal entity. Likewise, it is also possible for a not resident person in Spain to apply for a mortgage to purchase a home in Spain.

The most common documents that are generally necessary when applying for a mortgage are:

    • DNI of the holders of the mortgage loan
    • Last year's income tax return
    • Updated work life of all mortgage holders
    • Proof of other income you may have
    • Loan receipts or active debts
    • Bank statements from the last few months
    • Simple note (Nota Simple) of the home to be mortgaged
    • And, if it has already been signed, the deposit contract

1.Documentation to apply for a mortgage as an employee

In addition to the above mentioned documents, if the applicant is an employed worker, they must provide

    • The employment contract
    • Payrolls for the last few months

2.Documentation to apply for a mortgage should you be self-employed

In the case of self-employed people, the complementary documentation required is:

    • Annual personal income tax and VAT declaration (Forms 100 and 390 respectively)
    • Quarterly personal income tax and VAT declarations (Forms 130 and 303 respectively)
    • Latest Social Security receipts.

3.Documents that a company must provide to request a mortgage

Another possibility is that it is a legal entity that requests the mortgage for the purchase of a property. In these cases the documentation to be presented will be totally different. The documents necessary for companies when applying for a mortgage are usually:

    • Corporate Tax Returns (Form 200).
    • Quarterly and annual VAT declarations (Forms 100 and 390 respectively).
    • The company's Profit and Loss balance.
    • Form 347 (Activities with people or entities whose operations exceed the figure of 3,005.06 Euros during the calendar year). If not applicable, list of main clients and suppliers.
    • The Title Deed of constitution of the company.

2. Opening A Bank Account.

¿What do we do? 

Opening a bank account is one of the most common procedures when purchasing property in Spain. Both residents of Spain and non-residents have the right to open a bank account in a Spanish branch, although to carry out this procedure, the documentation may vary depending on your tax residence. Residents in Spain must simply present their resident identification document and comply with the usual requirements. While non-residents will have to provide a series of documents that may vary depending on the entity in which it is processed. In most cases, it will be necessary to present, in addition to the Passport/NIE, proof of monthly income, a payroll, an employment contract or the latest income tax return.

La apertura de una cuenta bancaria es uno de los trámites más comunes cuando se adquiere una propiedad en España. Tanto los residentes en España como los no-residentes tienen derecho a abrir una cuenta bancaria en una sucursal Española, aunque para llevar a cabo este trámite, la documentación puede variar dependiendo tu residencia fiscal. Los residentes en España simplemente deberán presentar su documento de identidad como residentes y cumplir con los requisitos habituales. Mientras que los no residentes tendrán que aportar una serie de documentos que pueden variar dependiendo de la entidad en la que se tramite. En la mayoría de los casos será necesario presentar, además del Pasaporte/NIE, justificantes de ingresos mensuales, una nómina, un contrato laboral o la última declaración del impuesto de la renta.
